All Short Breaks must be prepaid to guarantee reservation.
Any accommodation cancelled more than 48 hours prior to noon of day of due arrival will receive a full refund less £10 administration fee.
Any cancellations between 12 and 48 hours prior to noon on day of arrival will be charged 50% of first nights accommodation. Cancellations On due day of arrival will be charged one nights accommodation. Any guest failing to turn up for any reservation will be charged full amount of stay.
Guests cancelling will be given a cancellation number for future reference.
Guests are advised to take out travel insurance to cover any cancellation fees. We can provide proposal forms on request.
Our New Head Chef Iain Young has produced a tantalising menu for Lauders for the new year.
It is available 12noon to 2pm and 6.30 to 9.30pm seven days a week.

The Best Western Kings Manor Hotel is now completely non-smoking. In all areas - function rooms, bars, restaurants, foyers and all bed rooms guests will not be able to smoke.
A smoker's shelter at the front of the hotel will be provided - when Edinburgh's Planners accept one of our proposals!

Nearly all bedrooms now have wireless broadband internet access. The last few rooms will be connected in a couple of weeks. The WiFi connection currently rated at 8Mb is available FREE to all residents.
Wireless acess is also available in all public areas Foyer, Bar, Restauraunt, Bistro, Conference rooms, even in the Gym!
Dial up access continues to be available from the modem port on the telephones in all rooms.
